AMENDMENTS OF THE WEST MANHEIM TOWNSHIP
ZONING ORDINANCE & ZONING DISTRICT MAP
LEGAL NOTICE
NOTICE IS HEREBY GIVEN that the West Manheim Township Board of Supervisors will conduct a Special Meeting on Wednesday, July 29, 2026, at 6:30 P.M. at the West Manheim Township Municipal Building located at 2412 Baltimore Pike, Hanover, Pennsylvania for the purpose of considering adoption of amendments to the West Manheim Township Zoning Ordinance and Official Township Zoning Map. This Ordinance includes a change to the formula for the required number of recreation units per proposed dwelling units as recommended by the Township Planning Commission. A proposed copy of the Ordinance amendments and Zoning Map may be reviewed at or obtained for the cost of copying at the West Manheim Township Municipal Building, 2412 Baltimore Pike, Hanover, Pennsylvania. A copy of the Ordinance and Zoning Map has also been supplied to The Hanover Evening Sun, in conjunction with this advertisement as well as filed in the York County Law Library and York County Planning Commission, located York, PA. The summary of the Ordinance amendments are as follows:
1. AMENDING SECTION 270 APPENDIX A (ZONING MAP) TO ADD “TRADITIONAL NEIGHBORHOOD DEVELOPMENT DISTRICT” TO THE LEGEND. THE AFFECTED PARCELS ARE 52-000-BE-0049.00, 52-000-BE-0049.A0, 52-000-BD-0083.00, 52-000-BE-0048.00, 52-000-BD-0074.A0, 52-000-BD-0080.00, 52-000-BD-0081.00.;
2. AMENDING SECTIONS 270-13 (DEFINITIONS) TO INSERT A DEFINITION FOR A “LIVE-WORK UNIT.”;
3. AMENDING SECTION 270-15 (B) (ESTABLISHMENT OF ZONING DISTRICTS), REPLACING “BUSINESS CENTER DISTRICT” WITH “TRADITIONAL NEIGHBORHOOD DEVELOPMENT DISTRICT”;
4. AMENDING SECTION 270-PART 4 (DESIGNATED GROWTH AREA ZONING DISTRICTS) BY REPLACING ARTICLE VI (BUSINESS CENTER DISTRICT) IN ITS ENTIRETY WITH ARTICLE VI, TRADITIONAL NEIGHBORHOOD DEVELOPMENT DISTRICT.
The primary purpose of amending the current zoning ordinance and official zoning map is to encourage and control new development in a manner that will be consistent with the traditional patterns and scale of development and mix of uses per the Township’s Comprehensive Plan. Although previously advertised, the Ordinance is being revised at the direction of the Board of Supervisors to change to the formula for the required number of recreation units per proposed dwelling units as recommended by the Township Planning Commission.
A copy of the full text of the proposed Ordinance and the proposed zoning map may be examined Monday through Friday between the hours of 8 a.m. and 4 p.m. at the Township Building, on the Township website, and a copy is being provided to the Hanover Evening Sun and to the York County Law Library.
At the time of the foregoing hearing, or thereafter within sixty (60) days of the date of this notice, the Board of Supervisors shall consider for passage the proposed ordinance amendments and zoning map amendments at a regularly scheduled meeting of the Township Board of Supervisors on the second Wednesday of each month at 6:30 p.m. The public meeting is held at the West Manheim Township Municipal Building, 2412 Baltimore Pike, Hanover, Pennsylvania 17331.
