NOTICE OF FORECLOSURE
Default having been made in the payment of the indebtedness secured by that certain mortgage dated March 25, 2025, executed by Benjamin Brothers Realty LLC, to Mortgage Electronic Systems, Inc., as nominee for United Wholesale Mortgage, LLC, its successors and assigns, which mortgage was recorded on March 26, 2025, in MORTGAGE Book 2025, Page 17980, of the mortgage records in the Office of the Judge of Probate of Tuscaloosa County, Alabama, and which mortgage was duly transferred and assigned to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely as Owner Trustee for the FLIC Residential Mortgage Loan Trust 1, notice is hereby given that, pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry to the highest bidder for cash in front of the Main entrance to the Tuscaloosa County Courthouse at Tuscaloosa, Alabama, during the legal hours of sale on August 7, 2026, the following described real estate, situated in Tuscaloosa County, Alabama, to-wit:
Begin at a point on the West margin of Lot 57 of Jerusalem Heights Subdivision of Tuscaloosa County, Alabama, a map or plat of said Subdivision being recorded in the Probate Office of Tuscaloosa County, Alabama, in Plat Book 6, Page 22, said point being 57.5 feet North of the Southwest corner thereof; run thence North along the West margin of said Lot 57 for a distance of 57.5 feet to a point; run thence East along a line parallel with the South boundary line of said Lot 57 for a distance of 190 feet to a point on the East margin thereof; turn thence South along the East margin of said Lot 57 for a distance of 57.5 feet to a point; run thence West along a line parallel with the South boundary line of said Lot 57 for a distance of 190 feet to the point of beginning.
This sale is made for the purpose of paying the indebtedness secured by said mortgage as well as expenses of foreclosure. This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the Office of the Judge of Probate of the county where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied, as to condition, title, use, and/or enjoyment, and will be sold subject to the right of redemption of all parties entitled thereto.

The successful bidder must tender full funds at the conclusion of the sale in the form of a certified check made payable or endorsed to Padgett Law Group. No personal checks will be accepted. To this end, you must bring sufficient funds to outbid the lender and any other bidders.
