By virtue and in execution of the Power of Sale contained in a certain Mortgage given by David J. Bartkiewicz and Judy A. Bartkiewicz to Mortgage Electronic Registration Systems, Inc., as nominee for Mortgage Financial Services, Inc., its successors and assigns, dated September 12, 2003 and recorded with the Worcester County (Worcester District) Registry of Deeds at Book 31663, Page 247 as affected by a Loan Modification recorded on January 6, 2017 in Said Registry of Deeds at Book 56578, Page 233, subsequently assigned to JPMorgan Chase Bank, National Association, its successors and assigns by Mortgage Electronic Registration Systems, Inc., as nominee for Mortgage Financial Services, Inc., its successors and assigns by assignment recorded in said Worcester County (Worcester District) Registry of Deeds at Book 50831, Page 272, subsequently assigned to Bayview Loan Servicing LLC by JPMorgan Chase Bank, National Association by assignment recorded in said Worcester County (Worcester District) Registry of Deeds at Book 60276, Page 299, subsequently assigned to Nationstar Mortgage LLC, its successors and assigns by Community Loan Servicing LLC FKA Bayview Loan Servicing LLC by assignment recorded in said Worcester County (Worcester District) Registry of Deeds at Book 67912, Page 288, subsequently assigned to U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCF 2 ACQUISITION TRUST by Nationstar Mortgage LLC by assignment recorded in said Worcester County (Worcester District) Registry of Deeds at Book 71604, Page 237 for breach of the conditions of said Mortgage and for the purpose of foreclosing same will be sold at Public Auction at 11:00 AM on August 4, 2026 at 24 Robertson Drive, Shrewsbury, MA, all and singular the premises described in said Mortgage, to wit:
The land in Shrewsbury, Worcester County, Massachusetts, being shown as Lots #276, #277 and #278 as shown on plan of Edgemere, Section No. 2, dated 1914 and drawn by Herbert A. Pratt, C.E., and recorded with the Worcester District Registry of Deeds in Plan 60, further being bounded and described as follows:
Beginning at a point in the northerly line of Victor Lane at the southwesterly corner of Lot #275 as shown on said plan;
Thence continuing along the westerly line of said lot #275, one hundred and five (105) feet to the southwesterly corner of lot #259 shown on said plan;
Thence northwesterly along the southerly line of Lots #259, #260, #261, #262, #263 and part of #264, one hundred forth (140) feet more or less to a point in the easterly line of Robertson Drive;
Thence continuing southerly along said easterly line of Robertson Drive, one hundred forth (140) feet more or less, to a point which is the southwesterly corner of Lot #278;
Thence continuing on a curve southwesterly by Lots #277, #276, and the northerly line of Victor Lane, fifty (50) feet, more or less, to the point of beginning.

Meaning and intending to convey and hereby conveying the same premises conveyed to us by deed of David J. Bartkiewicz et ali recorded at Worcester County Registry of Deeds at Book 25804, Page 158.
Being the same property more accurately described in the deed recorded in Book 25804, Page 160 and shown on the plan recorded in Plan Book 25, Page 60.
The premises are to be sold subject to and with the benefit of all easements, restrictions, encroachments, building and zoning laws, liens, unpaid taxes, tax titles, water bills, municipal liens and assessments, rights of tenants and parties in possession, and attorney’s fees and costs.
TERMS OF SALE:
A deposit of TEN THOUSAND DOLLARS AND 00 CENTS ($10,000.00) in the form of a certified check, bank treasurer’s check or money order will be required to be delivered at or before the time the bid is offered. The successful bidder will be required to execute a Foreclosure Sale Agreement immediately after the close of the bidding. The balance of the purchase price shall be paid within thirty (30) days from the sale date in the form of a certified check, bank treasurer’s check or other check satisfactory to Mortgagee’s attorney. The Mortgagee reserves the right to bid at the sale, to reject any and all bids, to continue the sale and to amend the terms of the sale by written or oral announcement made before or during the foreclosure sale. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney. The description of the premises contained in said mortgage shall control in the event of an error in this publication. TIME WILL BE OF THE ESSENCE.
FinCEN reporting will be required of all successful purchasers, absent a lawful exemption.
