Public Hearing Cornerstone Rock, LLC:
A petition for a variance was filed by Cornerstone Rock LLC, applicant for property located at 946 Main Street, Assessors Map #23, Parcel #112, Zoning District C-V & MCEOD. The applicant is looking to redevelop the lot for mixed use under the provisions of the MCEOD Overlay District. The existing dwelling would be demolished, and new structures would seek to be constructed. The front building would be a mixed-use building with commercial buildings at the rear of the site.
The applicant requires the following variances:
• A variance to allow a lot area of 17,690 where 30,000 is required.
• A rear yard setback of 9.3 ft for the proposed residential buildings where 25 ft is required
• A variance to allow parking within 20 feet of a side and rear lot line.
• A variance to allow parking spaces that are 9 ft wide by 19 ft. deep.
And to grant any other variances or other relief the Board may deem necessary for the proposed improvements.
