SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, on September 9, 2024, KasaGrande LLC by Camilo Rodriguez, Manager, executed a Deed of Trust, Security Agreement and Assignment of Leases and Rents to T.D. Service Company, Trustee for the benefit of Velocity Commercial Capital, LLC, which deed of trust is recorded in Deed of Trust Book 7310 at Page 6319, in the Office of the Chancery Clerk of the County of Hinds, First Judicial District, State of Mississippi; and
WHEREAS, said Deed of Trust was last sold, assigned and transferred to U.S. Bank Trust Company, National Association, as Indenture Trustee for the Velocity Commercial Capital Loan Trust 2025-RTL1 by assignment recorded January 12, 2026 in Book 7328 at Page 4859 in the Office of the aforesaid Chancery Clerk; and
WHEREAS, U.S. Bank Trust Company, National Association, as Indenture Trustee for the Velocity Commercial Capital Loan Trust 2025-RTL1, the holder of the Deed of Trust and the note secured thereby, substituted McCalla Raymer Leibert Pierce, LLP as Trustee therein, as authorized by the terms thereof, by instrument dated March 4, 2026 and recorded in the Office of the aforesaid Chancery Clerk in Book 7332 at Page 1844; and
WHEREAS, default having been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby having been declared due and payable, in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness, U.S. Bank Trust Company, National Association, as Indenture Trustee for the Velocity Commercial Capital Loan Trust 2025-RTL1, having requested the undersigned Substitute Trustee to execute the trust and sell the land and property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with attorney’s fees, Substituted Trustee’s fees and expense of sale.
NOW, THEREFORE, WE, McCalla Raymer Leibert Pierce, LLP, Substituted Trustee under the Deed of Trust, will on the 4th day of August, 2026, offer for sale at public outcry and sell to the highest bidder for cash within legal hours (between 11:00 a.m. and 4:00 p.m.) at the North Front door of the Hinds County, First Judicial District Courthouse located in Jackson, Mississippi, the following described property situated in Hinds County, First Judicial District, Mississippi, being the same property described in the Deed of Trust:
A part of Lot 39, Block 1, Van Winkle Estates, Part 2, a subdivision according to a map or plat thereof which is on file and of record in the Office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in Plat Book 4 at Page 80, being more particularly described as follows:
Beginning at a point 23.8 Feet West and 90 Feet South of the Northeast Corner of said Lot 39 and run thence West and parallel to the North line of said Lot 39, for a distance of 218 feet to the East line of Whiting Road, run thence North along the East line of said road 60 feet to a point; thence East and parallel to the North line of said Lot 39 for a distance of 218 feet to a point; thence South and parallel to Whiting Road 60 feet to the Point of Beginning.
