vs.
ROBERT RODRIGUEZ JR. and RASHELL RODRIGUEZ, as husband and wife; IVAN C. ERICKSON; MARY B. ERICKSON; AGAVE CANYON ESTATES, LLC, an Arizona limited liability company; CROSSCOUNTRY MORTGAGE, LLC; MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC.; CLERK OF THE SUPERIOR COURT/JUVENILE DIVISION; CORONADO ACCOUNTS MANAGEMENT, LLC; ESTATE OF MARY B ERICKSON and the UNKNOWN HEIRS and DEVISEES OF MARY B. UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 11th day of May, 2026 and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 7th day of July, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, above-named, as follows:
The sum of $51,037.92 for principal; Plaintiff’s attorneys’ fees in the amount of $17,111.50; Plaintiff’s Court costs in the amount of $1,415.51; Interest on said attorneys’ fee and court costs at the 8.50% from the date of judgment until paid, together with accruing costs; and together with such advances for assessments, taxes, insurance and maintenance as are reasonably and necessarily made by the Plaintiff with respect to the premises from this date until sold as hereinafter ordered.
WHEREAS, the amount due and owing as of this date is the total of all the amounts, after all setoffs and credits have been allowed is: Judgment -- $69,564.93; Unpaid assessments from date of Judgment -- $1,365.00; Unpaid late charges from date of Judgment -- $75.00; Less: Payments received since date of Judgment – ($0.00); TOTAL (not including post-judgment interest): -- $71,004.93, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
Lot 10, TONE RANCH ESTATES, according to the plat of record in the office of the County Recorder of Maricopa County, Arizona, recorded in Book 537 of Maps, Page 14 and Affidavit of Correction recorded in Document No. 2000-768529.
AKA: 1175 N. Balboa Dr., Lot 10, Gilbert, Arizona.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 6th day of August, 2026 at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
