UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 12th day of May, 2026 and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 13th day of February, 2026, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, Jessica Coronado and Rudy Coronado, as follows:
Principal sum of $226,041.49 together with accrued interest in the amount of $12,421.68 through October 31, 2025, plus accruing interest at the rate of 4.125% per annum until paid in full for a total sum of $238,463.17; Miscellaneous fees and charges in the amount of $12,572.84; Attorney’s Fees for foreclosure in the sum of $4,500.00; Costs of foreclosure/title search report in the sum of $1,210.01; TOTAL -- $256,742.02; Plus accruing costs and interest on the foregoing principal amount and remaining amounts at the rate of 4.125% per annum, from the date of this judgment, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
Lot 92, RANCHO GABRIELA PHASE 3, according to the Plat of Record in the Office of the County Recorder of Maricopa County, Arizona, recorded in Book 595 of Maps, Page 50.
AKA: 12190 N 151st Dr., Surprise, AZ 85379.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 6th day of August, 2026 at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
