NOTICE OF HEARING
Take notice that on the 29th Day of July, 2026 at 7:30pm a hearing will be held remotely by electronic means only before the Planning Board of the Borough of Madison on the application of the undersigned for approval so as to permit the subdivision of Block 3001 Lot 1 (commonly known as 36 Madison Avenue) in the university zoning district into five new tax lots designated as A.1, A.2, D, F and G (subject to further designation by the Borough of Madison Tax Assessor).
Lots A.1, A.2, D and F are being purchased by the Borough of Madison in accordance with the January 11, 2026 settlement agreement between Drew University and the Borough of Madison approved by the Superior Court of New Jersey on April 13, 2026. Lot G will remain property of Drew University.
Existing Lot 1 is approximately 163.263 acres with frontage on Madison Avenue, Green Village Road, Glenwild Road, Loantaka Way and Vinal Place and is currently developed with multiple scattered university structures and facilities.
Proposed Lot A.1 will be approximately 29.029 acres with frontage on Glenwild Road and Loantaka Way and is proposed to be a portion of the protected open space known as the Drew Forest.
Proposed Lot A.2 will be approximately 7.709 acres with frontage on Glenwild Road and Green Village Road and is proposed to be a portion of the protected open space known as the Drew Forest.
Proposed Lot D will be approximately 10.601 acres with frontage on Loantaka Road and is proposed to be the protected open space known as the Zuck Arboretum.
Proposed Lot F will be approximately 0.987 acres with frontage on Vinal Place and Madison Avenue and is proposed to contain an existing three-story building commonly known as the Madison House.
Proposed Lot G will be approximately 114.938 acres with frontage on Madison Avenue, Glenwild Road, Vinal Place and Loantaka Way and is proposed to contain the existing Drew University campus and related buildings and facilities.
The applicant requires the following variances:
Lot A.1 – no variances requested
Lot A.2 – variances requested for (i) minimum lot area where 25 acres are required and approximately 7.709 acres are proposed and (ii) minimum lot width where 1000 feet are required and 338 feet are proposed.
Lot D – variances requested for (i) minimum lot area where 25 acres are required and approximately 10.601 acres are proposed and (ii) minimum lot width where 1000 feet are required and 91 feet are proposed.
Lot F – variances requested for (i) minimum lot area where 25 acres are required and approximately 0.987 acres are proposed and (ii) minimum lot width where 1000 feet are required and 251 feet are proposed (iii) minimum front yard setback, (iv) minimum side yard setbacks, (v) minimum rear yard setback, and (vi) maximum impervious coverage where 20% is permitted and 26% is proposed.
Lot G - variances requested for (i) minimum front yard setback, (ii) minimum side yard setbacks, (iii) minimum rear yard setback, and (iv) maximum impervious coverage and (v) minimum lot width.
The Applicant requires the following waivers:

Checklist C items 2, 3, 5, 7, 10, 15-25, 27, 29-32.
Checklist D items 2, 3, 4, 5, 6, 7.
In addition to the above approvals, the Applicant requests that the application be deemed amended to include, and that the Board grant, any additional approvals, variances, exceptions, deviations, or waivers determined to be necessary or desirable in the review and processing of this application, whether requested by the Applicant, the Board or otherwise.
