BRISTOL TOWNSHIP ZONING HEARING BOARD
Notice is hereby given that the Bristol Township Zoning Board will hold their regular meeting on Monday evening, August 10, 2026, at 7:00 pm at the Bristol Township Municipal Building, 2501 Bath Road, Bristol PA 19007, to consider the following:
1. Daulton Brady, 2604 Palmer Ave., Bristol (Tax Parcel #05-078-045-001) is requesting variances from Chapter 205-26.C. (building area) to permit 27.6% where 25% is allowed, Chapter 205-26.D. (impervious surface) to permit 38.3% where 35% is allowed and Chapter 205-26.E.(3) (rear yard setback) to permit 16-ft 11-in where 20-ft is required to allow construction of proposed addition, driveway, walkway and patio area at the above noted location in an R-2 Residential zoned district.
2. Patricia Nickles, 1936 Prospect Ave., Croydon (Tax Parcel #05-009-408) is requesting variances from Chapter 205-26.D. (impervious surface), Chapter 205-26.E.(2) (side yard setback) and Chapter 205-26.E.(3) (rear yard setback) to allow for a patio, gazebo and stone driveway at the above noted location in an R-2 Residential zoned district.
3. Hilbert Senador, 1007 Stephen Ave., Croydon (Tax Parcel #05-008-402) is requesting variances form Chapter 205-25 (permitted uses) to permit accessory additional use of religious worship, Chapter 205-26.C. (building area) to permit building area of 28.76%, Chapter 205-26.E.(3) (setback) to permit rear-yard setback of 18.43 ft, Chapter 205-26.D. (impervious surface) to permit impervious surface coverage of 42.44%, Chapter 205-131 (yard exception) to permit accessory building setback of 0.91 ft, Chapter 205-120.A.(1) (off-street parking) and Chapter 205-120.A.(4) (off-street parking) to permit less than the otherwise required off-street parking for residential and place of worship use at the above noted location in an R-2 Residential zone district.
4. Andrew Sherman, 617 Neshaminy Rd., Croydon (Tax Parcel #05-005-032) is requesting a special exception from Chapter 205-25.B.(13) ((A6) Residential Conversion) to allow for a duplex and a variance from Chapter 205-120.A.(1) (off-street parking) to allow two off-street parking spaces where four is required at the above noted location in an R-2 Residential zoned district.
5. John Teelan, 56 Orangewood Dr, Levittown (Tax Parcel #05-042-001) is requesting a variance from Chapter 205-29.D. (impervious surface) to allow an impervious surface coverage ratio of 55.86% where 52.13% is existing and 40% is the maximum otherwise allowed for additional driveway and patio area at the above noted location in an R-3 Residential zoned district.
6. Sevda Catal, 34 Rainbow Ln, Levittown is requesting a special exception from Chapter 205-36.B.(3) ((D9) Indoor Entertainment) to allow for a billiard hall on the property located at 1637 Haines Rd., Levittown (Tax Parcel #05-071-324) in a C-Commercial zoned property.
