By virtue of the appointment of David Guggenheim as sole trustee by Galin Mortgage Lending, LLC, under powers contained in that Deed to Secure Debt made by 105 West Bolton Street LLC to Galin Mortgage Lending, LLC, dated, 12/02/2022 recorded in the Office of the Clerk of the Superior Court of Chatham County, Georgia in Deed Record Book 2974, Page 300-303, and assigned to Murray A. Galin and David Guggenheim, as Co-Trustees of the MAG Revocable Trust U/A dtd 11/14/2022 in Chatham County, Georgia Deed Record Bood 3096, Page 329 default having been made as to the covenants contained therein, There will be sold before the Courthouse, said County, on the first Tuesday in January, being January 6, 2026, during legal hours of sale, to highest and best bidder for cash, the property known as ALL that certain portion of lot, tract or parcel of land situate, lying and being in the City of Savannah Chatham County, Georgia, known as the eastern twenty and thirty-eight one-hundredths (20.38) feet of the western One-half (1/2) of LOT FIVE (5), LLOYD WARD, Said portion of lot hereby conveyed has a frontage of 20.38 feet on the south side of Bolton Street, with a rectangular depth southwardly of 59.32 feet, and is bounded on the north by
Bolton Street, on the east by the eastern portion of said Lot 5, on the south by a portion of Lot 6, Lloyd Ward, and on the west by the middle portion of the western one-half (1/2) of said Lot 5. Said portion of lot hereby conveyed has improvements thereon known under the present house numbering system of the City of Savannah as 105 West Bolton Street (PIN 20044 19007).
TOGETHER with the right of ingress and egress over, under and across a 3.35 foot strip of land running along the western extremity of the eastern one-half of Lot 5, Lloyd Ward, from Bolton Street on the north of Lot 6, Lloyd Ward, on the south. For a more complete description of said portion of said lot and said easement, specific reference is hereby made to a map of the western part of Lot 5, Lloyd Ward, dated May 2, 1946, which is recorded in the Office of the clerk of the Superior Court of Chatham County, Georgia, in Plat Record Book C, Folio 7. SUBJECT, HOWEVER, to a perpetual easement four (4) feet in width for ingress and egress over, under and across the rear southern extremity of the western one-half of Lot 5, Lloyd Ward, running from Howard Street on the west to the 3.35 feet easement, as aforesaid, on the east.reference being made to said Deed to Secure Debt for a more complete description of said property.
The above named lender is the entity that has full authority to negotiate, amend, or modify all terms of the mortgage with the debtor.
