By virtue of Power of Sale contained in Deed to Secure Debt and Security Agreement (Security Deed) from GABRIEL M. ANTHONY, hereinafter Grantor(s), to SYNOVUS BANK, dated November 8, 2019 as recorded in Deed Book 1704, Page 672; having last been assigned and transferred to ROBERT BARNETT, AS TRUSTEE OF THE RH 401(k) Plan, dated May 15, 2025 as recorded in Deed Book 1968, Page 1834, Richmond County Records. Said Deed to Secure Debt being given to secure a Note and Security Agreement in the original principal amount of $100,000.00; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Richmond County, Georgia, within the legal hours of sale on Tuesday, December 2, 2025 the following described property:
ALL THAT LOT, tract, or parcel of land, together with improvements thereon, if any, lying, being, and situate in the State of Georgia and County of Richmond, being known and designated as Lot 1 of Kenmare Subdivision as shown upon a plat recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia in Realty Reel 712, page 952; reference is hereby made to said Plat for a more complete and accurate description as to metes, bounds, courses, locations and distances of said property.
Said property is conveyed subject to Protective Covenants recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia in Realty Reel 712, page 954,and to any and all other applicable easements and restrictions of record.

Pursuant to O.C.G.A. 44-14-162.2, the entity that has full authority to negotiate, amend and modify all terms of the mortgage with Debtor is: Kelly Prows, Red Hills Holdings, LLC, telephone number 503-984-5943. Please understand that the secured creditor is not required by law to negotiate, amend or modify the terms of the mortgage instrument.
To the best of the knowledge and belief of the undersigned, the party in possession of the property is Gabriel Anthony. Said property is known as 1804 Sheffield Court, Hephzibah, GA 30815.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the holder of the Security Deed. Pursuant to O.C.G.A. Section 9-13-172.1 which allows for certain procedures regarding the rescission of judicial and non-judicial sales in the State of Georgia, the Deed Under Power and other foreclosure documents may not be provided until final confirmation and audit of the status of the loan as provided immediately above.
The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, nonpayment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. Said property will be sold subject to any outstanding ad valorem taxes, special assessments, unpaid utility bills constituting liens against the property, and all Security Deeds, liens and encumbrances existing when the above-described Deed to Secure Debt was filed for record.
