By virtue of the appointment of David Guggenheim as sole trustee for David Guggenheim and Patricia G. Guggenheim, as Co-Trustees of the DG Revocable Trust U/A dtd 01/26/23, under and by virtue of the power of sale contained in that certain Security Deed from 711 Tattnall Street LLC to Galin Mortgage Lending, LLC, dated, 12/02/2022 recorded in the Office of the Clerk of the Superior Court of Chatham County, Georgia in Deed Record Book 2974, Page 221-224, and assigned to David Guggenheim by assignment, dated May 18, 2023, recorded in Deed Book 3096, Page 321, and further assigned to David Guggenheim and Patricia Guggenheim, as Co-Trustees of the DG Revocable Trust U/A dtd 01/26/23, by assignment dated May 18, 2023, in Chatham County, Georgia, in Deed Book 3096 Page 330, default having been made as to the covenants contained therein, there will be sold by the undersigned at public outcry before the Courthouse door at Chatham County, Georgia, within the legal hours of sale on the first Tuesday in February, being February 3, 2026, to highest and best bidder for cash, the property known as:
All those certain lots, tracts or parcels of land situate, lying and being in the City of Savannah, Chatham County, Georgia, and shown as Lot 1 upon the plat entitled "A Minor Subdivision of Lots 95 & 96, Gaston Ward, City of Savannah, Chatham County, Georgia," prepared by James Craig Brewer, G.R.L.S. No. 3022, and Brewer Land Surveying, dated June 26, 2019, and recorded in Plat Record Book 52, page 200, Chatham County, Georgia, records; said plat is incorporated herein by reference. Said property bearing a street address of 711 Tattnall Street, and a Parcel Identification Number of 20045 30011.
This being the same property conveyed to 711 Tattnall Street, LLC, by Limited Warranty Deed dated June 18, 2021, and recorded in Deed Book 2419, page 487-489, Chatham County, Georgia, records. reference being made to said Deed for a more complete description of said property.
The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law.
