APPLICATION FOR FINAL SITE PLAN APPROVAL WITH SIGNAGE VARIANCES
Take notice that on Thursday, the 6th day of November, 2025, a hearing will be held before the Township of Haddon Planning Board, at 7:30 P.M., at the Municipal Building, 135 Haddon Avenue, Haddon Township, New Jersey 08108, on application of UK Brothers 11, Inc., for Block 8.10, Lot 26, a/k/a 931 White Horse Pike, in the C1 (Downtown Commercial) Zone, for final site plan approval in furtherance of the approvals for preliminary site plan and bulk variances granted to the Nifty Fifty's restaurant project under Resolution #2025-18; together with signage variances from Ordinance §142-40(D)(3)(a)(1, 2, and/or 4)
(a) To allow 6 window facade signs totaling 80.88 s.f. (each not to exceed 15.7 s.f.) facing White Horse Pike, on 91.25' building length/821 s.f. being 9.85% of facade where maximum 1 sign of 24 s.f. is permitted;
(b) To allow 1 Nifty Fifty's franchise facade sign of 45.62 s.f. on the front facade above the window line, with letter size of 19 1/8" and 7 3/4" two lines on a facade of 994.75 s.f.;
(c) To allow 3 window facade signs totaling 31.41 s.f. (each not to exceed 15.7 s.f.), on the Park Avenue facade of 42.25' length (380.25 s.f.) or 8.26% of the facade where only 1 sign is permitted, not to exceed 24 s.f.;
(d) To allow 3 window/facade signs totaling 38.65 s.f. (each not to exceed 15.7 s.f.) on the Holly Avenue facade of 38.25' length (344.25 s.f.) or 11.23% of the facade, where no signs are permitted, although it is a third street frontage;
(e) To allow internal illumination where same is not permitted, e.g., to permit neon lighting;
(f) To allow total maximum lettering area to exceed 0.5 s.f. for each lineal foot of building frontage to allow 45.63 s.f. of lettering area with franchise lettering height of 19 1/8" where 12" is allowed;
(g) To allow continuation of pre-existing pole-mounted multi-panel sign of 16' high with 3 panels: 1 panel (4'x10') 40 s.f.; 1 at 19.5 s.f. (3'x.6.5'), and a change copy of 19.75 s.f. to total existing signage of 79.25 s.f. exceeding the permitted 10x12 s.f. each panel and sandwich board where only 2 panels are allowed, and to continue the location as encroaching within the right-of-way, subject/conditioned upon NJDOT waiver;
All as shown on the Sign Chart Summary filed with the Board Secretary, together with all pre-existing, non-conforming conditions and circumstances, together with any improvements within the public right-of-way (without limitation sidewalk, curb, light, or otherwise, if applicable), and for such other and further variances or waivers as the Board may deem necessary and warranted.
All documentation relating to this application may be inspected by the public during the hours of 8:00 A.M. - 5:30 P.M., Monday through Thursday, at the office of the Planning Board at the above-noted address.
The Board may adjourn, postpone, or continue the hearing and you are hereby notified that you should make diligent inquiry of the Secretary of the Board concerning such adjournments, postponements, or continuations.
