Addition to existing kitchen and bedroom
Reguest for Side Yard Setback Variance and Undersized lot variance (existing) Dear Members of the Zoning Board,
I respectfully reguest consideration and approval ofa minor side yard setback variance
associated with the proposed residential addition to my home.
The proposed addition would encroach into the required side setback by less than one
foot. The intent of this request is to allow the addition to align with the existing wall plane of
the house, creating a consistent and cohesive architectural appearance while maintaining
a practical and functional interior layout.
The property itself is undersized in comparison to the zoning requirements. The lot contains
approximately 6,253 square feet, whereas the minimum lot size required within the zone is
7,500 square feet. Due to this existing condition, the property already experiences
dimensional limitations that were not self-created.
If the variance is not granted, the addition would need to be shifted inward by
approximately one foot. VWhile this may appear minimal, it would create an awkward offset
or "bump" within the floor plan, particularly impacting the bedroom layout and overall
functionality of the living space. Aligning the addition with the existing structure allows fora
cleaner design, improved usability, and a more aesthetically pleasing result.
Importantly, the requested relief is minimal in nature. The variance sought is less than one
foot and will not substantially impair the intent or purpose of the zoning ordinance. The
proposed addition remains consistent with the character of the neighborhood and will not
create any significant negative impact on adjoining properties, light, air, drainage, or overall
community welfare.
This request represents a reasonable improvement to an existing home on an undersized
lot while preserving the architectural integrity of the structure and maintaining
compatibility with surrounding residential properties.
For these reasons, I respectfully ask the Board to grant the requested variance relief.
