NOTICE OF COMMISSIONER'S SALE
NOTICE lS HEREBY GIVEN, that in pursuance of the authority and directions contained in the Decree of the Circuit Court of Crawford County, Arkansas, made and entered on the 9r1t day of August, 2024, and filed on August 9, 2024, in a certain cause number 17CV-24-224, then pending therein between Diana Altes Pearson f/k/a Diana Altes McCormick, a single person and Charlotte Altes Norman, a single person, plaintiffs, versus the Estate of Raymond Edward Altes, Jr., his surviving spouse, Carolyn Sue Altes, his surviving children, Gage Altes, Marissa Altes, Christina White, Della Smith and the unknown heirs, executors, administrators, personal representatives, devisees, trustees, successors, and assigned of Raymond Edward Altes, Jr.,, the undersigned, as Commissioner of said Court, will offer to sale at public venue to the highest bidder, at the front door or entrance of the County Courthouse in which said Court is held, in the County of Crawford, at 10:00 o'clock a.m. on October 8, 2025, the following described property situated in Crawford County, Arkansas, to-wit:

TERMS OF SALE: Such sale will be at public auction to the highest bidder for cash the day of the sale or upon credit of three (3) months, provided that if the sale is upon credit, 10 % of the purchase price, non-refundable, on the date of the sale, and a good and sufficient surety (in the form of a surety bond or letter of credit acceptable to the Commissioner) to secure payment of the purchase price shall be given to the Commissioner, and the purchase price shall bear interest from the date of sale until paid at the rate of 10 percent (10%) per annum. A lien shall be retained on the premises sold to secure the payment of the purchase money.
This sale is made subject to any and all stipulations made in the decree filed of record on August 9, 2024. The Commissioner does not warrant title, boundary lines, taxes and/or improvements, if any, on this property in Crawford County, Arkansas. The described property
will be sold as is, where is, and without warranty.
