NOTICE OF HEARING
PUBLIC NOTICE
PLEASE TAKE NOTICE that Alan & Danielle DeLellis (the Applicant) submitted a Development Application to Avon by the Sea with respect to the property located at 24 Garfield Avenue, Avon-by-the-sea, New Jersey, more formally identified as Block 35, Lot 6.06, Avon-by-the-sea, New Jersey (Residential R Zone). Specifically, the Applicant is seeking Site Plan Approval, Bulk Variance Approval, and / or other potential relief associated with the request to effectuate the following: "The construction of a rear stoop, rear paver patio, rear paver driveway and front paver walkways and stairs. The application will require approval for the following Variance(s):
Building Coverage 35% Max Permitted whereas Existing 42% (113-11C3[2]) Lot Coverage 50% Max Permitted whereas 67.8% Proposed (113-11C3b)Minimum side yard setback to the driveway is 3 feet whereas 0 feet is proposed to the East (113-11C6)Maximum fence height is 6 feet whereas 7 feet vinyl fence is proposed (113-18E2)
Additionally, the Applicant will also be seeking relief for any and all other Variances / Design Waivers / Submission Waivers which are necessary, or which may become necessary, during the Public Hearing process.
PLEASE TAKE FURTHER NOTICE that the Public Hearing will be held by the Avon-by-the-sea Planning Board at Avon Marina Building, located at 2 Main Street, Avon-by-the-sea NJ 07717. The Public Hearing will take place on March 23, 2026, at 7:00 p.m.
Members of the Public are welcome to, and encouraged to, observe / participate / attend the Hearing. The Application information / plans / materials/ documents are available for public inspection Monday – Friday between the hours of 8:30am and 4:30pm (Friday 8:30am – 1pm during summer months), 10 days previous to the date of the hearing, at the Municipal Office Avon Borough Hall, 301 Main Street, Avon, NJ 07717. (In special qualifying circumstances, members of the public are also free to contact the Board Secretary to discuss if any other special / reasonable accommodation can, in good faith, be effectuated to facilitate public review of pertinent documents.)
