NOTICE OF HEARING
TO WHOM IT MAY CONCERN:
In compliance with the pertinent provisions of the Township of Berlin Zoning and Land Development Ordinance, and the New Jersey Municipal Land Use Act, N.J.S.A. 40:55D-1 et seq., notice is hereby given that a written application has been filed by the undersigned Applicant with the Township of Berlin Planning and Zoning Board for preliminary and final major site plan approval and "c" variance relief pursuant to N.J.S.A. 40:55D-70(c) to permit: a rear yard setback of 21 ft. where 31.6 ft. is existing and 25 ft. is required; a drive aisle width of 24 ft. where 24.4 ft. is existing and 25 ft. is required; 0 loading spaces where 1 is required; a building length-to-height ratio of 3.6 where 4.27 is existing and 2.5 is required; 9 freestanding signs, including but not limited to directional signs and menu boards, where 1 is permitted; a maximum signage height of 28.3 ft. where 25 ft. is the maximum permitted; a minimum signage height of 0 ft. where 6 ft. is the minimum required; a minimum distance from the property line to the freestanding sign of 4 ft. where 10 ft. is required; and 6 wall signs where 1 is permitted; together with any and all other variances or waivers the Board may reasonably require in the exercise of its discretion, and without further public notice, in order to permit the undersigned Applicant to demolish the existing automobile service/fueling station and convenience store and construct, establish and maintain a new one-story Starbucks coffee shop with a drive-thru lane and associated site improvements, including but not necessarily limited to parking, lighting, landscaping, stormwater management and signage on the property shown as Lot 2.01 in Block 708 on the Berlin Township Tax Map, which property is located at 250 Route 73 North in the Township of Berlin, Camden County, New Jersey.
Public hearing on the above-mentioned application has been scheduled for March 17, 2026, at 5:30 P.M. in the Township of Berlin Municipal Building, 135 Route 73 South, West Berlin, New Jersey 08091, at which time and place any interested party (as defined in N.J.S.A. 40:55D-4) will have an opportunity to be heard.
All documents relating to this application may be inspected by the public during regular business hours in the Office of the Land Use Secretary located at the Township of Berlin Municipal Building, 135 Route 73 South, West Berlin, New Jersey 08091. Please take further notice that the Board may, in its discretion, adjourn, postpone or continue said hearing from time to time and you are hereby notified that you should make diligent inquiry of the Office of the Land Use Secretary concerning such adjournments, postponements or continuations.
