BOROUGH OF BARRINGTON PLANNING BOARD
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that EBH Properties, LLC (the "Applicant") submitted an application (the "Application") to the Borough of Barrington Planning Board (the "Planning Board") for minor site plan approval for the property identified on the Tax Map of the Borough of Barrington as Block 104, Lot 46 and commonly known as 705 Pomona Avenue, Haddonfield (Barrington Township), New Jersey 08033 (the "Property" or "Subject Property"). The Property is presently located in the Residential 1 Zoning District ("R-1 Zone") of the Borough of Barrington (the "Borough").
The Applicant is seeking a minor site plan to demolish the existing single-family residence and build a new single-family residence with a detached garage.
The Applicant requests approval of the following variances under the Borough's zoning ordinance:
- Section 360-16(B)(1): the minimum lot size required is 10,000 SF; 8,906.25 SF is the existing lot size
- Section 360-16(B)(2): the minimum lot width requirement is 100 feet; 62.5 feet is the existing lot width
- Section 360-16(B)(5): the minimum side yard is 10 feet; 8 feet is the proposed for the left side yard
- Section 360-16(B)(3): the minimum impervious coverage required is 40%; 50.19% is proposed
- Any and all variances as may be required by the Borough of Barrington Planning Board and/or its professional consultants for any other existing site conditions.
The Applicant proposes the requested relief will enable the Property to be put to productive use and to be improved and utilized in a manner compatible with and complementary to the surrounding area. Additional testimony in support of the requested relief will be provided at the hearing.
The Applicant reserves the right to request any and all variances, waivers, and/or other relief that may be required after review of the Application by the Board and its professional staff, or that otherwise may be necessary. This is a continuing Notice and the Application may be postponed or adjourned to another meeting of said Board without any further notice being required.
A public hearing of this Application (the "Public Hearing" or "Hearing") will be held before the Borough of Barrington Planning Board on October 27, 2025 at 6:00 P.M. The Planning Board's public meetings will be held in the Borough Hall located at 229 Trenton Avenue, Barrington, New Jersey 08007.
At the time of the Public Hearing, anyone may appear individually or by attorney, and present any objection which they may have to granting this Application. The Application, any maps, and/or documents for which approval is sought are available for examination in the office of the Planning Board Secretary during normal business hours.
