BOROUGH OF BELLMAWR LAND USE BOARD PUBLIC HEARING NOTICE A public hearing will be held before the Joint Land Use Board of the Borough of Bellmawr on Monday, August 3, 2026, at 7:00 p.m. at the Bellmawr Municipal Building located at 21 E Browing Road, Bellmawr, New Jersey 08031 on the application of Ninach Holdings, Inc. d/b/a Dominic's Tavern ("Applicant"). The object of the hearing will be to consider the application for preliminary and final major site plan approval to develop and construct an approximately 1,663 square foot four-season room addition to the existing restaurant/tavern along with additional site improvements including an improved parking area and pedestrian sidewalks (100 East Browning Road) and expansion of existing parking lot with landscaping (133 East Browning Road). The Applicant also seeks a variance to permit the expansion of a pre-existing non-conforming use as restaurants/taverns are not a permitted use, a bulk variance to maintain existing front yard and side yard set backs and to reduce impervious coverage from 95.2% of the site to 94.4% of the site where a maximum of 80% is permitted. Applicant also seeks all other variances, waivers or other relief as may be required by the Board or its professionals. The application is for the properties located at 100 East Browning Road designated as Block 130, Lot 15 and 133 East Browning Road designated as Block 101.01, Lot 23.03 on the tax map of the Borough of Bellmawr. The property consists of two separate parcels located in the office zoning district. The restaurant/tavern parcel is at Block 138, Lot 15 and consists of 0.512 acres. The parking lot parcel at Block 101.01, Lot 23.03 consists of 1.035 acres. The application and supporting documentation are on file with the Borough of Bellmawr Joint Land Use Board Secretary's office located at the Bellmawr Municipal Building located at 21 E Browing Road, Bellmawr, New Jersey 08031 and are available for inspection by the public during regular business hours.
