PLEASE TAKE NOTICE that Application No. ZB-26-08 behalf of Mr. William Lodato has been made to the Zoning Board of Adjustment of the Borough of Belmar, Monmouth County, New Jersey for a Bulk variance so as to permit: 'Construction of Attic Dormer' on premises located on 308 ½ 13th Avenue which premises is known as Lot: 40 in Block: 122 on the Tax Map of the Borough of Belmar, New Jersey, as well as the following pre-existing non-conforming matter:
- Lot Area – min. required 5,000.00 sq.ft, where 2,500.00 sq.ft Exists and is Proposed;
- Minimum Lot Frontage – min. required 50'-0", where 25'-0" Exists and is Proposed;
- Building Within The Front Yard Setback and Side Yard Setback;
- Front Yard Setback – min. required 20'-0", where 5.2' Exists and is Proposed;
- Side Yard Left – min. required 5'-0", where 2.2' and 2.1' Exist and are Proposed;
- Side Yard Right – min. required 5'-0", where 4.7' and 4.9' Exist and are Proposed;
- Side Yard Both – min. required 15'-0", where 6.9' and 7.0' Exist and are Proposed;
- Maximum Building Lot Coverage – 30%, where 35.24% Exist and is Proposed;
- Maximum Impervious Lot Coverage – 55%/1,375 sq.ft., where 60.14% Exists and is Proposed, and 1,503.52 sq.ft Exists and is Proposed;
- Creating a Third Story, Not Permitted;
The applicant also reserves the right to request approval for any and all other variances or design waivers, which are necessary or may become necessary as a result of the public hearing process. This application is now on the Board's calendar and a public hearing has been ordered for 6:00 PM on Thursday, June 25th, 2026, at the Borough of Belmar Municipal Building, 601 Main Street, Belmar, New Jersey 07719. When the case is called, any interested party may appear either in person, or by agent or attorney, and present any objections which you may have to the granting of the relief sought in the appeal / application. All documents relating to the to this appeal / application that are on file may be reviewed by the public in the office of the Board Secretary at 601 Main Street, Belmar, NJ 07719, Monday through Friday, from 9:00 am to 4:30 pm.
