NOTICE OF HEARING
PLEASE TAKE NOTICE:
That the undersigned has applied to the Zoning Board of Adjustment in the Borough of Elmwood Park for amended final major site plan approval with associated use and bulk variance relief in order to amend the prior preliminary and final major site plan approval granted by the Elmwood Park Zoning Board at its November 25, 2024 meeting to operate a Sign Fabrication and Printing Company at property commonly known as 18 Stefanic Avenue with additional parking located at the adjacent property 2 Stefanic Avenue otherwise known as Block 1717, Lots 1 & 2 on the Tax Maps of the Borough of Elmwood Park. The present application seeks to amend the prior approval in order to permit the applicant to locate two 8 foot x 36 foot shipping containers for the storage of materials related to the Sign Fabrication and Printing Company and to lease nine 12 foot x 40 foot parking spaces for the parking of box trucks and tractor units or cabs to persons or entities not associated with the Sign Fabrication and Printing Company use in addition to six 8 foot x 9 foot passenger vehicle parking spaces for employees of the Sign Fabrication and Printing Company at the 2 Stefanic Avenue property. The subject property is located in a CG Zone and the existing Sign Fabrication and Printing Company is a pre-existing non-conforming use permitted by use variance and the proposed parking of commercial vehicles not associated with the existing Sign Fabrication and Printing Company is not a permitted use in the zone. In order to use the subject property as proposed the applicant is requesting amended final major site plan approval, a use variance to permit the expansion of the pre-existing non-conforming Sign Fabrication and Printing Company use, a use variance to permit the proposed commercial parking use and bulk variances for minimum required parking spaces, minimum required loading spaces, minimum required screening from the adjacent residential properties, to permit outdoor storage and to permit the proposed parking areas at the subject property to remain unpaved surfaces and in addition to any and all other variances or waivers the board deems necessary for approval of this application. This application is listed on the Clerk's calendar, and a public hearing has been set for Wednesday March 25, 2026 at 7:30 pm at the Borough of Elmwood Park Municipal Building Council Chambers, 182 Market Street, Elmwood Park, New Jersey 07407 at which time you may appear either in person, by agent, or by attorney, and present any comments, questions, or objections which you may have to the granting of this application. Copies of all documents related to this application are available for public inspection at least 10 days before the hearing at the Office of the Building Department in the Elmwood Park Municipal Building between 10 am and 3 pm Monday through Friday.
