BOROUGH OF ENGLEWOOD CLIFFSPLANNING BOARD
PLEASE TAKE NOTICE that a Planning Board Hearing is scheduled for Thursday July 9, 2026 at 7:30 PM in the Council Chambers (Police Headquarters Building), 10 Khan Terrace, Englewood Cliffs, New Jersey at which time the Borough of Englewood Cliffs Planning Board will consider the following Application:
1. Name of Applicant is Zhou Zhang & Diana Peng, h/w.
2. Property to which the Application applies is 160 Chestnut Street, Englewood Cliffs, NJ.
3. Property is also known as Lot 15 in Block 701.
4. Property is located in the R-A Single Family Residential Zone.
5. Property is a pre-existing Non-Conforming Lot as defined in Borough of Englewood Cliffs Code, Chapter 30 entitled Zoning and 30 Attachment 1 Borough of Englewood Cliffs Schedule A, Schedule of Regulations.
The Application is for a Minor Site Plan with variances to construct a circular driveway in the front of the home. Variances are required for front yard lot coverage and driveway widths. The lot is pre-existing non-conforming lot with a lot width of 80 feet when 100 feet is required.
6. The relief sought:
Variances from the Borough of Englewood Cliffs Municipal Code, Chapter 30-1 et seq. entitled Zoning and the Zoning 30 Attachment 1:1 Schedule A -Schedule of Regulations Subsection 30-6.1 as follows:
(a) §30-5.1 (a) (5) limits driveway width and cut of no more than 16 feet for a single driveway and no more than 22 feet for a two or three car wide driveway. Variances to keep the existing 16.7 foot wide driveway and add a 16 foot curb cut to the proposed 12 foot circular driveway,
(b) §30-5.1 (a) (5) limits a circular driveway to 10 feet in width and not exceed 30% coverage. The Applicant is seeking to keep the pre-existing 16.7 foot wide straight driveway and add a 12 foot wide circular driveway. Variance for 12 feet asphalt circular driveway and provide 44% coverage of the front yard.
(c) Applicants are also seeking such other relief, permits, variances, waivers and/or exceptions which may become evident during the Hearing and necessary for approval of the proposed construction.
When the case is called, you may appear in person or by an attorney, at which time you may question the Applicant's witnesses and/or present any testimony which you may have concerning the Application.
All documents relating to this Application are on file and can be inspected at the office of the Planning Board Secretary, Borough Hall, Borough of Englewood Cliffs located at 482 Hudson Terrace, Englewood Cliffs, New Jersey 07632 between 9 AM and 4 PM Monday through Friday.
