ZONING BOARD OF ADJUSTMENT
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE:
That the undersigned has applied to the Zoning Board of Adjustment in the Borough of Franklin Lakes for bulk variance relief in order to demolish the existing single-family dwelling and to construct a new single-family dwelling at property commonly known as 259 Tanglewood Court and otherwise known as Block 2414, Lot 4.05 on the Tax Maps of the Borough of Franklin Lakes. The subject property is located in a A-22.5 Zone and the single-family use proposed is permitted in the zone. In order to construct the new single-family dwelling as proposed the applicant is requesting bulk variances for minimum required front yard setback where a minimum front yard setback of 50 feet is required in the A-22.5 zone pursuant to Franklin Lakes Ordinance Section 300 Attachment 13 Schedule of Bulk Requirements and a 43 foot front yard setback is proposed and for minimum required rear yard setback to an accessory structure where a minimum setback of 25 feet is required pursuant to Franklin Lakes Ordinance Section 300-121.A(1)(a) and a 6.2 rear yard setback to an existing accessory structure is proposed in addition to any and all other variances or waivers deemed necessary by the board. A public hearing with respect to the application has been set for Thursday April 2, 2026 at 7:00 pm at the Borough of Franklin Lakes Municipal Building, 480 DeKorte Drive, Council Chambers, Borough of Franklin Lakes NJ 07417 at which time you may appear either in person, by agent, or by attorney, and present any comments, questions, or objections which you may have to the granting of this application. Copies of all documents related to this application are available for public inspection at least 10 days before the hearing in the Office of the Clerk to the Board, Franklin Lakes Boro Hall, 480 DeKorte Drive, Franklin Lakes NJ 07417. The application and related materials will be placed on the Website of the Borough of Franklin Lakes (www.franklinlakes.org)for public inspection during normal business hours. If a member of the public lacks the ability to access the application and related materials, that member of the public may contact Diana Lilienthal, Board Clerk at 201-891-4000, Ext. 1220 or at dlilenthal@franklinlakes.org to make alternate arrangements to review the application and related materials, and the exhibits. Members of the public may participate in the meeting according to the customary practice and procedures of the Zoning Board of Adjustment of the Borough of Franklin Lakes.
