BOROUGH OF GIBBSBORO PLANNING BOARD
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that the undersigned applicant St. Andrew the Apostle's R.C. Church, a Religious Corporation of the State of New Jersey ("Applicant") has filed an application with the Borough of Gibbsboro Planning Board seeking minor site plan approval with respect to the property located at 27 Kresson-Gibbsoro Road, Gibbsboro, New Jersey, identified as Block 17, Lot 1.06 on the Official Tax Map of the Borough of Gibbsboro, to allow for the extension of the front of the church into the area of the existing courtyard to create an enclosed gathering space of approximately 2,300 s.f. The property is located in the Borough's C-2 Highway Business & R-40 Residential Zones, and the Historic Overlay Zone. Houses of worship are a permitted conditional use in the R-40 Residential Zone.
Applicant seeks minor site plan approval. In addition, Applicant seeks the following bulk variance relief pursuant to N.J.S.A. 40:55D-70(c) from the Borough's Zoning Ordinance requirements for: (a) 400-11 C.(1)(e) Code Reference in the R-40 Residential Zone: where the minimum front yard requirement is 50 feet and 30.7 feet is an existing nonconformity. The project is compliant with the C-2 Highway Business Zone requirements.
The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, waivers from any applicable standards imposed by under the New Jersey Residential Site Improvement Standards ("R.S.I.S.") pursuant to N.J.A.C. 5:21-1, use variance(s), conditional use variance(s), bulk variances, interpretations, continuations of any pre-existing non-conforming conditions, modifications or prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review processing of the Application, and/or as requested by the Board or otherwise.
A public hearing has been scheduled for July 28, 2026 at 7:00 p.m. prevailing time, at which time you may appear, either in person or by attorney, and present any objections to, or to support the granting or denial of the above publication. If you have no objections or comments to this matter, you do not have to be present at the meeting. The public hearing will be held in the Gibbsboro Municipal Building, 49 Kirkwood Road, Gibbsboro, NJ 08026. This case may be heard on the above date, or any adjourned date designated by the Borough of Gibbsboro Planning Board at this public meeting without additional notice.
The full application and supporting plans for approval of this matter will be available for public inspection at least ten (10) days before the public hearing. Copies of the application are on file in the office of the Borough Clerk located within the Borough of Gibbsboro Municipal Building, 49 Kirkwood Road, Gibbsboro, NJ 08026 and available for inspection during normal business hours.
This Notice is being published and sent in accordance with the requirements of the Municipal Land Use Law and the Ordinances of the Borough of Gibbsboro.
