BOROUGH OF LINDENWOLD JOINT LAND USE BOARD
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that Sepser Group, LLC (the "Applicant") submitted an application (the "Application") to the Borough of Lindenwold Joint Land Use Board (the "Board") for minor site plan and use variance and bulk variance approval for the property identified on the Tax Map of the Borough of Lindenwold as Block 146, Lot 14.02 and commonly known as 614 S. White Horse Pike, Lindenwold, New Jersey 08021 (the "Property" or "Subject Property"). The Property is presently located in the Highway Business Zone ("B-2 Zone") within the Borough of Lindenwold (the "Borough"). Pursuant to the Municipal Land Use Law, N.J.S.A. 40:55D-1 et seq., this Notice is being sent to you as an owner of property in the immediate vicinity of the Applicant's Property.
Applicant, Sepser Group, LLC is seeking use variance relief from Section 365-67 to permit multi-tenant use on the Subject Property where it is not previously permitted by ordinance standard. The Applicant is proposing to construct individual suites to be rented for various professionals and office-based businesses. The Applicant is requesting minor site plan approval in conjunction with the use variance for the proposed improvements to the Property. Due to the existing lot having pre-existing non-conforming conditions relief is requested from the following sections:
- Section 365-71(Attachment 1) – the required minimum lot area per ordinance standard is 20,000 square feet where the pre-existing lot area is 14,175 square feet
- Section 365-71(Attachment 1) – the required minimum front yard per ordinance standard is 30 feet where the pre-existing front yard is 20.2 feet
- Any and all other variances as may be required by the Borough of Lindenwold Joint Land Use Board and/or its professional consultants for any other existing site conditions.
The Applicant proposes the requested relief will enable the Property to be put to productive use and to be improved and utilized in a manner compatible with and complementary to the surrounding area. Additional testimony in support of the requested relief will be provided at the hearing.
The Applicant reserves the right to request any and all variances, waivers, and/or other relief that may be required after review of the Application by the Board and its professional staff, or that otherwise may be necessary. This is a continuing Notice and the Application may be postponed or adjourned to another meeting of said Board without any further notice being required.
A public hearing of this Application (the "Public Hearing" or "Hearing") will be held before the Borough of Lindenwold Joint Land Use Board on May 28, 2026 at 6:00 P.M. The Joint Land Use Board's public meetings will be held in the Borough Hall located at 15 N. White Horse Pike, Lindenwold, New Jersey 08021.
At the time of the Public Hearing, anyone may appear individually or by attorney, and present any objection which they may have to granting this Application. The Application, any maps, and/or documents for which approval is sought are available for examination in the Office of the Borough Secretary during normal business hours.
