NOTICE OF HEARING
PLEASE TAKE NOTICE that the undersigned has made application to the Planning Board of the Borough of Oceanport for a bulk variance relief, pursuant to NJSA 40:55D-70.c. On premises located at 164 Comanche Drive known as Block 23, Lot (s) 9 & 10 on the Tax Map, which is within 200 feet or property owned by you.
Applicant seeks approval to construct a covered porch with a concrete pad and proposed steps for existing single-family dwelling.
The following existing non-conforming conditions exist at the property and are not changed by the application:
Lot Area of 11,470 SF exists and is proposed, whereas 12,000 SF is the minimum permitted.Lot Width of 52.78 FT exists and is proposed, whereas 120 FT is the minimum permitted.Minimum Side Yard Setback for the Principal Building of 1.6 FT exists and is proposed, whereas 10 FT is the minimum permitted.Minimum Side Yard Setback for the Garage of 4.2 FT exists and is proposed, whereas 10 FT is the minimum permitted.
In conjunction with this approval, the Applicant seeks the following bulk variance relief:
Minimum Primary Front Yard Setback for the Principal Building on Comanche Drive of 18.92 FT proposed, whereas 26.5 FT exists and 32.9 FT is the minimum permitted.A porch is permitted to extend into the front yard by six feet, reducing the required setback from 30 feet to 24 feet, 26.5 feet is existing and 18.92 feet are proposed.
The Planning Board will hold a public hearing on Thursday, July 14, 2026 at 7:00 p.m. prevailing time at Borough of Oceanport's Municipal Building, located at 910 Oceanport Way, Oceanport, New Jersey at which time you may appear in person, by agent or attorney and present any objection which you may have to the granting of this application.
Applicant also expressly makes application for any additional exceptions, waivers, variances, interpretations and other approvals as reflected on the filed plans (as same may be further amended from time to time without further notice) and as may be determined to be necessary by the Board during the review and processing of the application. All plans, maps and papers regarding this application are on file in the Planning Board office and are available for inspection during normal business hours.
This notice is served upon you by order of the Planning Board, pursuant to NJSA 40:55D-12.
