BOROUGH OF PARAMUS PLANNING BOARD NOTICE OF PUBLIC HEARING PLEASE TAKE NOTICE that Local Infusion Inc. ("Applicant") has applied to the Borough of Paramus Planning Board (the "Board") for minor site plan approval relief (the "Application"), with respect to property having a street address of 231 Route 4 West, in the Borough of Paramus, County of Bergen, State of New Jersey, and being designated as Block 1411, Lot 3 on the Borough of Paramus Tax Map (the "Property"). PLEASE TAKE FURTHER NOTICE that the Property is currently developed with a retail building. Applicant, by way of the Application, proposes a tenant fit out to an existing 2,034 square foot space to operate a Local Infusion medical facility, including an exterior wall sign and exterior window sign. No other exterior site improvements are proposed. The Property is located in the HCC-2 Highway Corridor Commercial Zoning District, and the Applicant's use is permitted. PLEASE TAKE FURTHER NOTICE that, in connection with the Application, the Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, use variances, conditional use variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application. PLEASE TAKE FURTHER NOTICE that a public hearing on the Application has been scheduled to be held before the Board on September 18, 2025, at 7:00 PM, prevailing time, in the Borough of Paramus Borough Hall, Council Chambers Upper Level, located at 1 Jockish Square, Paramus, New Jersey 07652, at which time any interested party may attend in person or by attorney and present any objections, or otherwise be heard, with reference to this Application. PLEASE TAKE FURTHER NOTICE that, at least 10 days prior to the public hearing, the Application, maps, plans, and related supporting materials, as applicable, will be on file and available for public inspection in the office of the Board within the Borough of Paramus Municipal Building, located at 1 Jockish Square, Paramus, New Jersey 07652, during regular business hours. PLEASE TAKE FURTHER NOTICE that the Board may, at its discretion, adjourn, postpone, or continue said public hearing from time to time and you are hereby notified that you should make diligent inquiry of the Board's office concerning adjournments, postponements, or continuations.
