BOROUGH OF PEMBERTON PLANNING & ZONING BOARD
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that Renmarc Properties, LLC (the "Applicant") submitted an application (the "Application") to the Borough of Pemberton Planning & Zoning Board (the " Planning & Zoning Board") for minor site plan and bulk variance approval for the property identified on the Tax Map of the Borough of Pemberton as Block 400, Lot 8 and commonly known as 57 Hough Street, Pemberton, New Jersey 08068 (the "Property" or "Subject Property"). The Property is presently located in the Commercial (Historic) Zone ("C - Zone") within the of the Borough of Pemberton (the "Borough").
The Applicant is seeking minor site plan relief to construct a two (2) story dwelling with two (2) units on a non-conforming lot.
The Applicant requests approval of the following variances under the Borough's zoning ordinance:
- Section 210-7(C)(1): lot area required is 7,500 SF; pre-existing lot area is 3,567 SF
- Section 210-7(C)(1): lot width required is 75 FT; pre-existing lot width is 29 FT
- Section 210-7(C)(4): living floor area required for one story is 1,200 SF and two stories is 1,600 SF; proposed 980 SF (unit 1) and 1,080 SF (unit 2)
- Any and all other variances as may be required by the Borough of Pemberton Planning and Zoning Board and/or its professionals consultations for any other existing site conditions.
The Applicant proposes the requested relief will enable the Property to be put to productive use and to be improved and utilized in a manner compatible with and complementary to the surrounding area. Additional testimony in support of the requested relief will be provided at the hearing.
The Applicant reserves the right to request any and all variances, waivers, and/or other relief that may be required after review of the Application by the Planning & Zoning Board and its professional staff, or that otherwise may be necessary. This is a continuing Notice and the Application may be postponed or adjourned to another meeting of said Planning & Zoning Board without any further notice being required.
A public hearing of this Application (the "Public Hearing" or "Hearing") will be held before the Borough of Pemberton Planning & Zoning Board on December 16, 2025 at 6:30 P.M. The Planning & Zoning Board's public meetings will be held in the Borough Hall located at 50 Egbert Street, Pemberton, New Jersey 08068.
At the time of the Public Hearing, anyone may appear individually or by attorney, and present any objection which they may have to granting this Application. The Application, any maps, and/or documents for which approval is sought are available for examination in the Office of the Planning & Zoning Board Secretary during normal business hours.
