NOTICE TO BE PUBLISHED IN OFFICIAL NEWSPAPER
PLEASE TAKE NOTICE that on March 26, 2026, at 7:30 p.m. a hearing will be held before the Riverdale Planning Board/Zoning Board of Adjustment at the Riverdale Muncipial Building, 91 Newark Pompton Turnpike Riverdale, NJ 07457, on the application of the undersigned for the following relief for Riverdale Zoning Ordinance:
The applicants, Melanie and Jason Berlinger, seek approval to construct substantial improvements to the existing dwelling, including the following: a two-story addition along the right side containing a three car garage on the ground floor, and a primary bedroom on the second floor above; a two-story addition along the left side containing a kitchen and family room on the first floor with a recreation room and bedrooms above on the second floor. A front porch is proposed to span the width of the existing dwelling and the width of the addition on the left side. The existing driveway would be removed, and a new driveway would be constructed along the right side of the dwelling to access the side loaded garage doors. The proposed improvements are generally conforming to the bulk requirements with the exception to the following: (1) All parking and storage shall be located at least 5' from a property line. The Applicant proposes 3'. (2) The minimum front yard setback shall be no less than 30', where 20.7' exists to the front stairs, 23 feet exists to the front porch. The proposed dimensions are as follows: 20.8' from the front uncovered stairs, 23.4' to the covered front porch, 23.4' to the two-story addition along the right side, and 24.1' to the two-story addition along the left side. A variance is required to allow the front stairs.
With regard to the premises located at 7 Federal Place Riverdale, NJ 07457 designated as Block 26 Lot 14 on the Borough Tax Map.
The application and all relevant maps are on file in the office of the Planning Secretary, and are available for inspection during normal business hours.
Any interested party may appear at said hearing and participate therein in accordance with the rules of the Planning Board.
