Please Take Notice that a public hearing before the Lodi Planning Board has been ordered for March 11, 2026, at 7:00 p.m. in the Council Chambers, first floor, Borough Hall, One Memorial Drive, Lodi, N.J., on the appeal or application for development of the undersigned so as to permit: A minor subdivision related to Lots 19 and 20 whereby Lot 20 would obtain 3 feet from Lot 19, and a minor site plan approval allowing which includes paving/repaving the new side yard driveway and the creation of a new rear yard parking lot which shall contain five (5) parking spaces, and which requires the following variances:
Subdivision Variances
• Minimum required lot width of 50 feet, whereas 42 feet is proposed on Lot 19.01 (45 feet is existing non-conforming on Lot 19).
• Minimum required side yard setback is 10 feet, whereas 0.8 feet is proposed for the southeast side yard on Lot 19.01 (3.8 feet is existing).
• Minimum required combined side yard setback is 15 feet, whereas:
o 12.7 feet is proposed for Lot 19.01, and
o 10.4 feet is proposed for Lot 20.01 (7.4 feet is existing non-conforming for Lot 20).
Site Plan Variances
• Maximum permitted lot coverage is 75%, whereas:
o 98% is proposed for Lot 19.01 (95% is existing non-conforming for Lot 19), and
o 97.8% is proposed for Lot 20.01.
• Minimum required open space is 550 square feet (calculated as 250 square feet for a two-bedroom unit plus 300 square feet for a three-bedroom unit), whereas approximately 155 square feet of on-site open space is proposed.
• Minimum internal circulation aisle width is 24 feet, whereas 10 feet is proposed, on the premises known as 240 Union Street and 246-248 Union Street and designated as Block 115 Lots 19 and 20, on the Borough's tax map.
A copy of the application is on file with the Zoning Officer, Borough Hall, Lodi, New Jersey, and available for inspection between the hours of 9 A.M. and 4:00 P.M.
Any interested party may appear at said hearing and participate therein in accordance with the rules of the Lodi Planning Board.
