Borough of Westwood Zoning Board of Adjustment Notice of Hearing
That an application has been made by Michael Minutella for a variance to permit the alteration of the front vestibule and steps on the premises commonly known as 110 Wheeler Avenue in the Borough of Westwood. Said property also known as Block 203 Lot 15 as shown on the current Tax Assessment Map of the Borough of Westwood, New Jersey.
A variance is being sought from the following requirements of the Zoning Ordinance of the Borough of Westwood:
195-109 Schedule A requires a side yard setback of 9', proposed is 3.4' due to an existing condition.
195-109 Schedule A Requires lot coverage shall not exceed 40%, proposed is 45.2%
and any other variance that may be required as determined by the Board during the course of the aforementioned hearing/review.
The variance(s) sought are necessary by reason of the provisions of Article XII
General Provisions 195-109 Schedule A of the Borough of Westwood.
The property in question has the following dimensions: 50-feet lot width and 150-feet lot depth (7,500 square feet)
A public hearing has been ordered for Monday June 1, 2026 at 8:00pm in the Hearing Room at the Westwood Municipal Complex, 101 Washington Avenue, Westwood, New Jersey 07675, and when the case is called, you may appear in person, or by agent, or by attorney, to be heard either as favoring or opposing the granting of this application.
This NOTICE is given to you by the applicant by order of the Zoning Board of Adjustment. The application, plans and other pertinent documents are on file at the Westwood Municipal Complex, Building Department, during the business hours of 8:00 a.m. to 1:00 p.m. Monday through Friday.
