YOU ARE HEREBY NOTIFIED as required by law and in compliance with Chapter 305-E of the Township of Lakewood Unified Development Ordinance (the "Ordinance") that the Zoning Board of the Township of Lakewood, Ocean County, New Jersey, will hold a public hearing on May 4, 2026 at 7:00 p.m. in the Lakewood Township Municipal Building, 231 Third Street, Lakewood, New Jersey to consider the application of Chestnut Equity, LLC (the "Applicant") for the following approvals:
The subject property is located on Stradford Street, Evergreen Boulevard and Route 70, Block 1087 Lots 3, 8-10, 25, 27-29, Block 1088 Lot 2 and Block 1089, Lots 1-4 and 6 , in the Township of Lakewood in the B-5 Highway Development Zone (the "Property").
Applicant seeks the following:
The Applicant received a bifurcated use variance approval to construct a multifamily building on the Property under Appeal Number 4307 at a public hearing held on April 1, 2024 which was memorialized at the meeting held on June 17, 2024. Applicant is now seeking Site Plan Approval for same to construct a four story apartment building containing fifty four (54) two bedroom apartments and twenty (20) three bedroom apartments.
Being that Block 1087, Lot 3 is being added to the Application, Applicant is requesting an Amended Use Variance Approval to include that lot.
In the B5 Zone, the minimum required front yard setback is 100 feet. Applicant proposes a front yard setback of 84.39 feet and hence requests a variance for same.
Applicant further seeks such other variances and/or design waivers that the Board may require as may be disclosed on the plans
