TO: Philip E. Coolidge, deceased, formerly of Hampton, Rockingham County, New Hampshire or his known and unknown heirs, devisees, or legal representatives and all other persons with a legally cognizable interest in certain parcels of land in Waltham, Middlesex County, and said Commonwealth being known as and numbered 58 Tolman Street
You are hereby notified that a complaint has been filed by the above-named plaintiffs in which you are named as an interested party. This complaint concerns certain parcels of land in Waltham, Middlesex County, and said Commonwealth being known as and numbered 58 Tolman Street with part of the subject property lying in the City of Newton. The subject property is comprised of three abutting parcels of land. Prior owner Lucinda E. Coolidge acquired title to the parcels by three separate deeds, all recorded in the Middlesex South Registry of Deeds: (1) "First Parcel" dated January 18, 1904 and recorded in Book 3078, Page 422, (2) "Second Parcel" dated November 5, 1904 and recorded in Book 3134, Page 253, and (3) "Third Parcel" dated July 6, 1909 and recorded in Book 3458, Pages 104. Plaintiffs, the record owners, contend that title to the subject property is clouded by subsequent deeds in the chain of title that combine or omit certain metes and bounds for the First, Second, and Third Parcels. Plaintiffs seek a judgment reforming the defective deeds in the chain of title, declaring that they hold title to the subject property free and clear of any claims of the defendants, the plaintiffs having established title by adverse possession, and for such other relief deemed just.

If you intend to make any defense, you are hereby required to serve upon the plaintiff's attorney, Andrew M. Blake, Esq., 245 First Street, 18th Floor, Cambridge, MA 02142, an answer to the complaint on or before the eighth day of December, 2025, next, the return day, hereof, and a copy thereof must be filed in this court on or before said day.
If you fail to do so, judgment by default will be taken against you for relief demanded in the complaint. Unless otherwise provided by Rule 13(a), your answer must state as a counterclaim any claim which you may have against the plaintiff which arise out of the transaction or occurrence that is the subject matter of the plaintiffs' claim, or you will thereafter be barred from making such claim in any other action.
