CITY OF ADELANTO NOTICE OF PUBLIC HEARING NOTICE IS HEREBY GIVEN that a public hearing for the following project will be held in the City Council Chambers at 11600 Air Expressway, Adelanto, California 92301, on Wednesday, September 17, 2025, at 3:30 PM. General Plan Amendment No. 25-01 & Zone Text Amendment ZTA 25-01– Proposal to amend the Adelanto North 2035 Comprehensive Sustainable Plan the Adelanto General Plan Land Use and Zoning Map to incorporate the Northeast Mixed Use Overlay Zone. The purpose of this amendment is to Increase residential and commercial density, expand opportunities for housing and mixed-use development and encourage economic growth and land use flexibility in the northeast area of Adelanto. The amendment includes: General Plan Amendment – To add the proposed overlay zone on the Land Use and Zoning Map.Zone Text Amendment – To revise Appendix A of the zoning code, incorporating standards and guidelines specific to the Northeast Mixed Use Overlay Zone. Environmental Determination: Based upon the analysis of potential environmental consequences anticipated to occur because of Project implementation, the City has determined that none of the conditions described in CEQA Guidelines Section 15162 calling for preparation of a subsequent EIR have occurred. Therefore, the Project would not result in new significant environmental effects or a substantial increase in the severity of significant effects previously identified in the Final Environmental Impact Report, City of Adelanto General Plan Update, (SCH # 9408208), May 1995 and the Adelanto North 2035 Comprehensive Sustainable Plan Final Environmental Impact Report, (SCH #20142031034)) March 2014. Therefore, as Lead Agency, the City has determined that preparation of an Addendum is appropriate per CEQA Guidelines § 15164(a).
