ZONING BOARD OF ADJUSTMENT
HEARING NOTICE
PLEASE TAKE NOTICE that the Applicant, Christopher Viola, has applied to the Asbury Park Zoning Board of Adjustment for a determination whether a second-floor deck is so negligible and insubstantial that it does not constitute an expansion of a non-conforming use, or, alternatively, the Applicant requests d(2) variance for expansion of a non-conforming use. Lastly, the Applicants request all other variances and waivers that may occur on the premises commonly known as 614 Fifth Avenue, Asbury Park, New Jersey, and designated as Block 2803, Lot 1 on the City Tax Map. This is a continuing hearing.
The Applicant reserves the right to amend its application and shall apply for such other variances or design waivers, interpretations, exceptions, approvals and/or relief the need of which becomes necessary or apparent during the course of the application process and/or public hearing.
A public hearing has been scheduled for September 30, 2025 at 7:00 PM at the Municipal Building, One Municipal Plaza, Asbury Park, New Jersey at which time any interested party may appear either in person, or by agent, or attorney and present any facts, or objections relative to the granting of the relief sought in this application.
The public may inspect all documents relating to this application at the Department of Zoning and Planning, One Municipal Plaza, Asbury Park, New Jersey, between the hours of 9:00 AM and 4:00 PM.
This notice is sent to you by the applicant, by order of the Asbury Park Zoning Board of Adjustment and in accordance with the Municipal Land Use Law.
