CITY OF ENGLEWOOD NOTICE OF HEARING BEFORE THE ENGLEWOOD ZONING BOARD OF ADJUSTMENT
TO ALL PROPERTY OWNERS LOCATED WITHIN 200 FEET OF 34 FLORENCE STREET, ENGLEWOOD NEW JERSEY
Please take notice that the Englewood Zoning Board of Adjustment has directed the property owner or her representative to appear before the Board to Show Cause why the terms or conditions of the November 12, 2024, the Zoning Approval should remain as approved.
The issues to be addressed by the Board include, but are not limited to:
1. Existing gazebo, situate on impervious pavers;
2. Installation of pavers without a permit;
3. Primary use of the premises as a single family dwelling;
4. Confirmation that the kitchen and stove located in the "attic" level have been removed;
5. The Applicant will address the Board's concerns and request variances if necessary, of the following land use provisions:
Max Height: 30' required; 30' existing; 31' 4" proposed; Variance Req.
Min. Lot Width: 35' required; 63' 10" existing; 63' 10" proposed; No Variance (pre existing condition)
Front: 25' required; 17'1" existing; 17' 1" proposed; No Variance (pre existing condition)
The City's Planner has indicated that the applicant may require a side yard variance of 4.5 feet
The subject property is commonly described as: 34 Florence Street, Englewood NJ, and is designated as Lot 5, Block 2909 on the City Tax Map, this Notice is sent to you as an owner of the property in the immediate vicinity.
To the extent the application gives rise to other variances, if required, or design waivers that are presently unknown, applicant shall be seeking approval for them as well.
A public hearing has been scheduled VIA ZOOM for October 27, 2025, at 8:00 p.m. All persons or property owners interested in this application will be heard at the aforesaid time and
