The original variance approval, memorialized by Resolution on March 24, 2025, granted dimensional variance relief in connection with the construction of a one-story rear addition to the existing single-family residence on the Property, located in the R-E One Family Residence District, including relief from the following requirements of the Englewood Zoning Ordinance: § 250-59I(1): Minimum rear yard setback (30 ft. required; 9.8 ft. proposed) § 250-59I(M)(1): Maximum building coverage (27% required; 39.9% proposed) § 250-59I(M)(2): Maximum impervious coverage (67% required; 67.4% proposed) The extension was granted for good cause shown pursuant to N.J.S.A. 40:55D-52, based on findings that the Applicant was unable to proceed with construction due to litigation with a contractor and the prior property seller, which concluded in February 2026, as well as exceptionally poor winter weather conditions.
