NOTICE OF HEARING ON APPEAL OR APPLICATION
PLEASE TAKE NOTICE:
That the undersigned has filed an appeal or application for development with the Zoning Board of Adjustment of the City of Englewood seeking the granting of the following variances and/or waivers hereinafter described, so as to permit the following: Converting the existing one-family residence into a two-family residence with interior work only.
The subject property is commonly described as 204 West Street, Englewood, New Jersey located within the R-E One Family Residence District and designated as Lot 1.02 in Block 909 on the City Tax Map, and this notice is sent to you as an owner of property in the immediate vicinity.
The Applicant seeking the issuance of the following variances and/or waivers:
(1) As per Section 250-59 B (1), permitted uses are only one-family residence within the R-E One Family Residence District and therefore applicant seeks the issuance of a D(1) Use Variance.
(2) Minimum lot area: The lot has an area of 5,461 sq. ft., where a minimum of 6,500 sq. ft. is required. This is a pre-existing condition.
(3) Minimum lot width: The lot has a width of 59.82 ft., where a minimum of 65 ft. is required. This is a pre-existing condition.
(4) Minimum rear yard: The existing structure has a rear yard of 29.91 ft., where a minimum rear yard of 30 ft. is required. This is a pre-existing condition.
(5) Minimum side yard: The existing dwelling has a side yard of 6.6 ft., where a minimum of 7 ft. is required. This is a pre-existing condition.
To the extent the application gives rise to other variances or design waivers that are presently unknown, applicant shall be seeking approval for them as well.
A PUBLIC HEARING has been set down for Thursday, March 19, 2026, at 8:00 P.M., via Zoom Conference. All persons or property owners interested in this application will be heard at the aforesaid time and place. You may appear in person or by attorney.
