CITY OF ORMOND BEACH PUBLIC HEARING NOTICE IS HEREBY GIVEN that the Board of Adjustments and Appeals of the City of Ormond Beach, Florida, pursuant to the City's Land Development Code, will hold a Public Hearing on Wednesday, February 4, 2026 at 6:00 PM in the City Commission Chambers, City Hall, 22 South Beach Street, Ormond Beach, Florida, for the purpose of hearing all parties in interest and to consider and act upon the application of Sue Lynn Garrison, property owner of 708 Garden Lane. Chapter 2, Article II, Section 2-50(o), Garages, requires all single-family residences to have a garage or carport structure. The property currently has a single-car carport that the owner proposes to demolish and construct an addition onto the single-family residence. Additionally, the applicant proposes to construct a 20' by 20' carport in front of the residence. Chapter 2, Article II, Section 2-50(f)(1)(d), Carports, requires the setbacks for carports to be the same as the principal building setbacks of the zoning district in which the property is located. The property at 708 Garden Lane is located in the R-2, Single-Family Low Density zoning district and Section 2-13(B)(9)(a) of the Ormond Beach Land Development Code requires a 30'-front yard setback. The applicant is seeking a variance to allow the construction of a carport with a front yard setback of 14.8', requiring a variance of 15.2' to the required 30'-front yard setback. The property is located at 708 Garden Lane, Volusia County Parcel Number: 4242-25-00-0370 and is legally described as LOT 37 EXC S 20 FT & INC S 40 FT OF LOT 38 GOLF MANOR RIO VISTA VICTORY GARDENS MB 23 PG 8 PER OR 4019 PG 0233 PER OR 6690 PG 3202 PER OR 6766 PG 0623 PER OR 7687 PG 4489 PER OR 7915 PG 3672.
