NOTICE OF PUBLIC HEARING

PLEASE TAKE NOTICE that the undersigned applicant has applied to the Zoning Board of Adjustment of the City of Plainfield for development approvals for the property located at 185 Carlisle Terrace, also known as Block 448, Lot 14 on the official tax map of the City of Plainfield, County of Union, State of New Jersey. The property is located in the R-2 Low Density Residential District.
The Applicant proposes to demolish portions of the existing basement, first floor, and second floor. The Applicant proposes to construct a crawl space in the basement, an additional family room and full bathroom on the first floor, renovated kitchen on the first floor, renovated second floor bathroom. The proposed addition on the first floor will amount to approximately 304 square feet and will not create any new bedrooms in the home. To create space for the addition, the existing rear porch and basement stairs will be removed.
Beyond the proposed addition, the Applicant proposes to rebuild the existing covered front porch, create an asphalt driveway leading to the Carlisle Terrace right-of-way, and create a 4-foot-wide concrete walkway along the southern wall of the home. One (1) new AC condenser is noted on the proposed site plan. In connection with the development of the site, the applicant seeks variance relief. Specifically, the applicant seeks confirmation of existing non-conforming bulk conditions related to: minimum lot area (4,997 square feet existing/proposed); minimum lot width (50 feet existing/proposed); minimum lot frontage (50 feet existing/proposed); minimum front yard setback (18.5 feet existing/proposed); minimum rear yard setback (8.4 feet existing/proposed); minimum improvable area (less than 5,300 square feet existing/proposed); and minimum improvable area – diameter of circle (less than 51 feet existing/proposed).
A public hearing on this application has been scheduled for Wednesday, June10, 2026 at 7:00 p.m., to be held in person at the Plainfield City Hall Library, 515 Watchung Avenue, Plainfield, New Jersey 07060.
At that time and place, all interested parties will be given the opportunity to be heard regarding this application.
The application and all supporting documents are on file and available for public inspection at the Office of the Planning Division, City Hall, during normal business hours.
The applicant reserves the right to amend this application and to seek any additional variances, waivers, or approvals as may be required.
