
CITY OF SOUTH AMBOY PLANNING BOARD
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that on May 27, 2026, at 6:30PM EST, the City of South Amboy Planning Board will hold a public hearing at City Hall/Council Chambers, 140 North Broadway, South Amboy, New Jersey 08879, or such other location or remote/virtual format as may be designated by the Board, to consider the application of James DeLuca concerning the property located at 235 First Street, South Amboy, New Jersey, designated on the City Tax Map as Block 51, Lot 1.
The Applicant seeks minor site plan approval, bulk variance relief pursuant to N.J.S.A. 40:55D-70(c), checklist waivers, and any other relief, approvals, waivers, exceptions, interpretations, or variances deemed necessary by the Board or its professionals in connection with the legalization of existing long-standing residential improvements at the property.
The requested relief includes, without limitation, bulk variance relief associated with existing lot/building coverage exceeding the permitted standard due to the enclosed basement stair/entrance area and related existing improvements, and bulk variance relief associated with the finished attic/loft condition creating a third story and/or any related height/story condition. The application also concerns existing site conditions and improvements including the dwelling, enclosed basement stair area, side deck, concrete patio, macadam/paved area, detached garage, and above-ground pool, as reflected in the submitted plans and survey materials.
The Applicant will also request any and all additional variances, waivers, exceptions, interpretations, approvals, conditions, or other relief that the Board may determine to be necessary or appropriate during its review of the application.
The application, plans, surveys, and supporting documents are on file and available for public inspection during normal business hours at the office of the Planning Board Secretary/Municipal Clerk, City of South Amboy, 140 North Broadway, South Amboy, New Jersey 08879.
Any interested party may appear at the hearing, either in person, by attorney, or as otherwise permitted by the Board, and be heard with respect to the application.
