CITY OF VINELAND PLANNING BOARD
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that the City of Vineland Planning Board will conduct a public hearing with respect to an application submitted by Louis Petrini, Jr. and Brian Collini, as Owners and Applicants, for minor subdivision approval and bulk variance relief in connection with the proposed subdivision of property located at 579 Juliana Drive, designated on the City of Vineland Tax Map as Lot 23 in Block 2402. By way of further identification, the property sought to be subdivided is located on Juliana Drive, with frontage on Sharp Street, between Mayfair Court and Royal Drive. The entire site is situated in the R-3 (Residential) Zone, as set forth on the Zoning Map of the City of Vineland.
The development contemplated by the owners/applicants involves the proposed creation of a 19,358 square foot lot and a 13,597 square foot lot for the construction of single-family homes, and the transfer of a 37,472 square foot portion of the property located at 579 Juliana Drive to an adjoining property located at 582 Royal Drive, designated on the City of Vineland Tax Map as Lot 15 in Block 2402.
The owners/applicants also seek bulk variance relief in recognition of the 19-foot existing non-conforming street frontage condition of the property in relationship to Sharp Road, and a variance with respect to existing lot depth of 19 feet, lot depth of 147 feet, in relationship to the Ordinance Standard of 150 feet, and developable land area associated with one or each of the new lots proposed for single family home construction.
In addition to the relief specified above, the applicant seeks any variances, deviations, design exceptions, design waivers, submission waivers, interpretations or plan modifications as may be determined to be necessary during review and hearing of the application.
The hearing will be held at 6:30 PM on Wednesday, November 12, 2025, in City Council Chambers located on the Second Floor of Vineland City Hall, 640 E. Wood Street, Vineland, NJ 08360. At the hearing, at said time and place, all interested parties will be given an opportunity to be heard in accordance with the rules, regulations and procedures of the City of Vineland Planning Board.
THIS NOTICE is given in compliance with the requirements of the Municipal Land Use Law of the State of New Jersey (N.J.S.A. 40:55D-1 et. seq.) and the relevant provisions of the City of Vineland Land Use Ordinance.
All documents relating to this application are on file in the Office of the Secretary of the City of Vineland Planning Board, 640 E. Wood Street, Vineland, NJ 08360, where the documents are available for inspection before 4:00 PM on regular business days, by all interested parties.
