City of Asbury Park Public Notice In compliance with the Municipal Land Use Law (40:55D - 1 et. Seq) and the Land Development Ordinance of City of Asbury Park (Code § 30), please take note that 700 First Ave LLC proposes to construct an accessory 11-space parking lot, 3 accessory balconies/decks, lighting, landscaping, fencing and stormwater management improvements. The proposed project will be located at 700 First Ave Block 2602 Lot 6 which is located in the R-1 zoning district. The applicant(s) seeks: Preliminary and Final Site Plan with variance relief pursuant to N.J.S.A. 40:55D-70d(2) to permit an expansion of the pre-existing non-conforming use for construction of an off-street parking lot and modifications to the existing buildings; bulk variance relief pursuant to N.J.S.A. 40:55D-70c(2) for encroachments to the front and side yard setbacks; bulk variance relief pursuant to N.J.S.A. 40:55D-70c(2) to permit 84% impervious coverage where 65% impervious coverage is permitted; and, variance relief pursuant to N.J.S.A. 40:55D-70c(2) to permit 1,650 sf of open space where 3,465 sf are required. The applicant also seeks design exceptions/waivers pursuant to N.J.S.A. 40:55D-51 for light pole height, illumination levels, parking area location, and driveway location, parking area planting bed width, shade tree location, landscape species selection, and total landscape area in a parking area. The applicant also seeks any other such relief as may be deemed necessary by the Board or its professionals to permit the proposed improvements. A public hearing will be held by the Asbury Park Zoning Board of Adjustment at the municipal building located at One Municipal Plaza, Asbury Park, New Jersey on Tuesday, June 9, 2026 at 7:00PM.
