Notice is hereby given that on March 9, 2026 at 2:00 PM, in the 1897 Room on the second floor of City Hall, 104 East Main Street, the City of Lancaster Zoning Board of Appeals will hold a public hearing on the following requests:
BZA Case #785
Joshua Bowe and Autumn Jackson have applied for an Area Variance for their residence at 304 South Maple Street, parcel #0535121200, Hunters Add Lot 32. The property is currently zoned RT – Residential Transitional District. LCO § 1147.02(c) requires that all detached accessory structures be located a minimum of 20' from alleys.

The parcel is currently zoned CG – Commercial General District. LCO § 1145.06, Table 2 restricts the maximum number of wall signs to one per public road frontage, and also the maximum size of all wall signs to 114 square feet for this business.

The parcel is currently zoned RT – Residential Transitional District. LCO § 1129.05(d) restricts the front setback of principal structures to 35', and also the maximum lot coverage of RT lots to 45%.

Matthew Stypula of EMH&T, located at 5500 New Albany Road, New Albany, Ohio, has applied for two Area Variances for the property located at 2615 North Memorial Drive, parcel #0531374100, R 19 T 15 S 27 SE. The parcel is currently zoned CG – Commercial General District. LCO § 1133.03(d) restricts the total lot coverage of CG lots to 80%, and LCO § 1147.03(d)(5) requires that 80% of all exterior walls be composed of natural materials or materials which mimic the appearance of natural materials.

Nicholas Palladino of VPL Architects, located at 426 East Main Street, has applied for three Area Variances for the property located at 649 East Main Street, parcel #0535115000 and 0535115100, Carters 3rd Add PT Lot 107 MNW and Lot 107SEM, which are currently zoned CN – Commercial Neighborhood District. LCO § 1133.02(d) requires that the front and side setbacks of a principal structure be a minimum of 10', and LCO § 1143.11 requires that a minimum of 46 off-street parking spaces be provided for a structure of approximately 23,3000 square feet for General Business uses.
