City of Plainfield - Zoning Board of Adjustment - Notice of Public Hearing

PLEASE TAKE NOTICE that the undersigned applicant has applied to the Zoning Board of Adjustment of the City of Plainfield for development approvals for the property located at 717-719 Dorbett Place, also known as Block 628, Lot 8 on the official tax map of the City of Plainfield, County of Union, State of New Jersey. The property is located in the R-3 Low/Moderate Density Residential District.
The applicant seeks variance relief to permit the construction of additions on an existing single-family dwelling on the property. Specifically, the applicant seeks confirmation of existing non-conforming bulk conditions related to: minimum lot area (5,850 square feet existing/proposed); minimum lot width (51.6 feet existing/proposed); minimum lot frontage (51.6 feet existing/proposed); minimum single side yard setback (7.5 feet existing/proposed); and minimum combined side yard setback (20 feet existing/proposed); maximum lot coverage (49% existing/proposed); minimum improvable area (1,251 square feet existing/proposed); and minimum improvable area – diameter of circle (21 feet existing/proposed). The applicant also requires a new bulk variance related to minimum off-street parking; where required are 3 parking spaces and proposed are 2 parking spaces.
A public hearing on this application has been scheduled for Wednesday, April 8, 2026 at 7:00 p.m., to be held in person at the Plainfield City Hall Library, 515 Watchung Avenue, Plainfield, New Jersey 07060.
At that time and place, all interested parties will be given the opportunity to be heard regarding this application.
The application and all supporting documents are on file and available for public inspection at the Office of the Planning Division, City Hall, during normal business hours.
The applicant reserves the right to amend this application and to seek any additional variances, waivers, or approvals as may be required.
