NOTICE OF PUBLIC HEARING
TO WHOM IT MAY CONCERN;
In compliance with the New Jersey Municipal Land Use Law, the General Ordinances of the Township of Clinton and the Rules and Regulations of the Clinton Township Board of Adjustment;
PLEASE TAKE NOTICE that on Monday, March 23, 2026, , at 7:00 p.m. in the Clinton Township Public Safety Building, 1370 Route 31, Third Floor, Annandale, (Clinton Township), New Jersey, the Clinton Township Board of Adjustment will hold a public hearing that will continue the hearings on the application of 1480 Route 31, LLC, at which time and place all interested persons will be given an opportunity to be heard in person.
The premises in question is located in the HC (Highway Commercial) Zoning District and is identified on the Clinton Township, Hunterdon County, tax map as Block 58, Lot 7, located at and having an address of 1480 Route 31, Annandale, New Jersey 08801.
Applicant seeks approval of a d(1) use variance, pursuant to N.J.S.A. 40:55D-70d, from §165-179 of the Clinton Township Zoning Ordinance, permitted principal uses in the HC Zone, to permit the construction of a 1,471 SF, two-story, single-family dwelling with an attached 688 SF garage on the property. Single-family dwellings are not a permitted use in the HC Zone. The proposed dwelling will be served by an on-site septic system and public water. Access to the proposed dwelling will be from a proposed paved driveway which will connect to the existing paved drive/parking lot on adjacent Block 58, Lot 7.01. The proposed single-family dwelling will also require variance relief, pursuant to N.J.S.A. 40:55D70-c(1) and/or c(2) as follows:

At the time of the filing of its application, Applicant was not aware of any additional variances, exceptions, waivers and/or other relief required pursuant to N.J.S.A. 40:55D-70d or N.J.S.A. 40:55D-70(c) to permit the construction of the proposed single-family dwelling and garage but reserves the right at the time of public hearing on this application to amend the application to request any additional relief that may be required by the Board or the Board's professionals as a result of their review of this application.
