DAVIDSON-VAN HORN - Conditional Use Permit for an Accessory Dwelling Unit (2x6) 25-04022
Conditional Use Permit to build an 886 square foot detached Accessory Dwelling Unit (ADU) on a 2.17-acre parcel in the Rural Residential zone. The proposed ADU will be 77 feet from the primary residence. The primary residence has 2,704 square feet of habitable space, wherein the property owner will reside. The Adu will use the same access or driveway as the primary residence, be serviced by an onsite septic system, and will include an 186 square foot porch. The proposed ADU will be an open gabled roof, foggy gray with west highland white trim manufactured home with vertical siding, and white vinyl sliding windows. The porch has cedar decking and columns painted to match the ADU. These design elements are in keeping with the primary residence.
SEPA Determination:
The lead agency for this proposal has determined that it does not have a probable significant adverse impact on the environment. An environmental impact statement (EIS) is not required under RCW 43.21C.030(2)(c). This decision was made after review of a completed environmental checklist and other information on file with the lead agency for consistency with KCC Title 17 Zoning, Title 19 Critical Areas, Title 22 Shoreline Master Program and Title 12 Stormwater. This information is available to the public on request.
Comment Period:
This DNS is issued after using the optional DNS process in WAC 197-11-355. There is no further comment period on the DNS.

Project shall follow Stormwater controls and provisions in Title 12.

Project shall follow the recommendations in the Staff Report prepared by Jason R. Walsh dated January 2026.
