YOU ARE HEREBY NOTIFIED as required by law and in compliance with Chapter 305-E of the Township of Lakewood Unified Development Ordinance (the "Ordinance") that the Zoning Board of the Township of Lakewood, Ocean County, New Jersey, will hold a public hearing on July 6, 2026 at 7:00 p.m. in the Lakewood Township Municipal Building, 231 Third Street, Lakewood, New Jersey to consider the application of Dovid Dick (the "Applicant") for the following approvals:
The subject property is located at Block 548 Lot 5 at 424 Laurel Avenue, in the Township of Lakewood in the R-7.5 Single-Family Residential Zone (the "Property").
Applicant seeks the following:
Minor Subdivision approval to construct a duplex building with two (2) units on zero lot line lots.
In the R-75 Zone, duplexes are a permitted use on lot sizes of 10,000 square feet. Applicant is proposing a duplex structure on a lot size of 9500 square feet and hence requests a use variance for same.
In the R-75 Zone, minimum required lot area for a duplex is 10,000 square feet. Applicant is proposing lot sizes of 9500 square feet and hence requests a variance for same.
In the R-75 Zone, the minimum required lot width is 60 feet. Applicant requests lot width of 50 feet and hence requests a variance for same.
In the R75 Zone, the minimum required side yard setback is 7 feet on one side. Applicant proposes sideyard setback of 6 feet and hence requests variance relief for same.
Applicant further seeks such other variances and/or design waivers that the Board may require as may be disclosed on the plans.
