By virtue of the appointment of David Guggenheim as sole trustee by Galin Mortgage Lending, LLC, under powers contained in that Deed to Secure Debt made by ESJ Properties, LLC to Galin Mortgage Lending, LLC, dated, 10/25/2019 recorded in the Office of the Clerk of the Superior Court of Chatham County, Georgia in Deed Record Book 1755, Page 365-369, default having been made as to the covenants contained therein, There will be sold before the Courthouse, said County, on the first Tuesday in January, being January 6, 2026, during legal hours of sale, to highest and best bidder for cash, the property known as
ALL that certain lot, tract or parcel of land situate, lying and being in the City of Savannah, Chatham County, Georgia, known upon the map of said city as the Western ½ of Lot Number 47, Duncan Ward. Said lot has a frontage on West 38th Street of 30 feet, more or less, with a depth northwardly to a lane of 115 feet, more or less and is bounded as follows: on the north by a lane, on the east by Lot letter R ( also known as the eastern part of Lot Number 47), on the south by West 38th Street, and on the west by Lot Number 46 (also known as Lot Letter T). Together with improvements thereon, more commonly known as 518 W. 38th Street, Savannah, Georgia and having PIN 2-0073-10-015.
Subject, however, to all restrictions, easements and rights-of-way of record.
This being the same property conveyed to ESJ INVESTMENTS, LLC by deed recorded in Deed Book 377-Z, page 308, in the Office of the Clerk of the Superior Court of Chatham County, Georgia,
reference being made to said Deed to Secure Debt for a more complete description of said property.
The above named lender is the entity that has full authority to negotiate, amend, or modify all terms of the mortgage with the debtor.
