FAIRVIEW ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE THAT THE UNDERSIGNED HAS FILED AN APPLICATION IN COMPLIANCE WITH THE ZONING ORDINANCE OF THE BOROUGH OF FAIRVIEW, NJ.
The undersigned has appealed to the Board of Adjustment of the Borough of Fairview, NJ for a variance of the terms of Articles and Sections of the Zoning Ordinance as follows:
The first floor of the property located at 300 Delano Place, Fairview, NJ (Lot 20 in Block 327) is currently used for commercial purposes. The application to the aforesaid Board is to change the use of the first floor to a residential apartment. The current building is located on almost the entire lot/property. If approved, the "footprint" for the building will NOT change.
More specifically the application requests variances from the terms of Articles and Sections of the Zoning Ordinance as follows:
lot size variance, lot width variance, lot depth variance, front hard setback variance, side yard setback variance, combined side yard setback variance, rear yard setback variance, building cover variance, impervious cover variance, a building cover variance. All of the aforesaid are EXISTING variances.
The subject property is known as 300 Delano Place, Fairview, New Jersey (Lot 20, Block 327) as shown on the Tax Assessment Map of the Borough of Fairview, NJ.)
A public hearing has been ordered for May 28, 2026 at 7:00 pm in the Municipal Building, 59 Anderson Avenue, Fairview, New Jersey 07022. At this time and place you may either in person, or by agent, or by attorney, present any facts or objections which you may have relative to the granting of this application.
This notice is sent to you by order of the Fairview Board of Adjustment.
All documents related to this Application may be inspected by the Public in the office of the Borough Clerk, or the Secretary of the Board of Adjustment, 59 Anderson Avenue, Fairview, New Jersey during regular business hours 8:30am to 4:30pm Monday to Friday, excluding holidays.
